LDA to put 621 cost-rental apartments on offer in Dublin and Kildare area from next week

The Quarter, Citywest, Dublin 24: Developed by Cairn, The Quarter is located adjacent to the Fortunestown Luas stop. The LDA has secured 236 homes at this location over four blocks including 1-bed, 2-bed and 3-bed apartments.

Barnwell Point Apartments, Hansfield, Dublin 15: Developed by McGarrell Reilly, Barnwell Park Apartments involve 247 apartments over 6 blocks on a 1.67-hectare site with 272 car park spaces and 400 bike spaces. This gateway development is adjacent to Hansfield Train Station.

Harpur Lane, Leixlip, Co. Kildare: A total of 52 apartments are being made available at Harpur Lane, which is adjacent to Leixlip.

Dun Óir, Kilternan, Dublin 18, off the Glenamuck Road, between Stepaside and Enniskerry. A total of 86 units are being made available to rent in a development built by B&C Contractors. The location benefits from regular public transport services to the city centre and is within walking distance of the Luas.

The Land Development Agency is to open applications for 621 cost-rental apartments in Dublin and Kildare over the next few weeks.

The cost-rental model, which is open to those who do not qualify for social housing, offers rents that are at least 25pc below market rates.

The new homes will be on offer in Hansfield, Citywest and Kilternan in Dublin, and in Leixlip, Co Kildare, the authority said. It will be the first scheme in Kildare under Project Tosaigh, a Government plan to deliver more than 5,000 cost-rental properties by 2026.

Applicants for the homes must have a net household income of below €66,000 in Dublin, and below €59,000 outside the capital city.

They must be able to demonstrate their ability to pay the stated rent, which in practical terms means the rent cannot represent more than 35pc of their net household income. Finally they cannot already own a property or be in receipt of any social-housing supports, including rent supplement or HAP.

The cost of renting the apartments will range from €1,050 a month for a studio in the Barnwell Point Apartments in Hansfield, Dublin 15, to €1,750 a month for a three-bed apartment at The Quarter in Citywest.

The bulk of the homes are in Hansfield (247 apartments) and Citywest (236 apartments). A total of 86 apartments will be made available in Dun Óir in Kilternan.

In Kildare, 52 apartments are being made available in Harpur Lane in Leixlip, ranging from €1,357 a month for a one-bed to €1,585 for a two-bed apartment.

Applications for the Kildare properties will open on January 15 and will run for a week. Applications for the Dublin properties open in the second half of January.

Separately, the LDA is opening applications today for 15 cost-rental houses from an existing development at Parklands in Citywest. Prices range from €1,350 a month for a three-bed house to €1,460 for a four-bed house.

Project Tosaigh is designed to allow the LDA step in to help construction firms and developers on stalled or unviable builds, turning the homes into cost-rental properties via a shared equity scheme.

“This is a great start to the year for the LDA and a major announcement on the provision of cost rental housing,” said LDA chief executive John Coleman.

“Our new tenants in Dublin and Kildare will enjoy affordable rents and security of tenure. They will also live in well-connected and A-rated homes where they will have the opportunity to become part of and enrich new and existing sustainable communities.”

The Project Tosaigh properties are in addition to 10,000 the LDA is in the process of developing directly on both state-owned and acquired land.
