A major landbank which is zoned for residential and has the capacity for in excess of 1,700 homes, is on the market at Fassaroe Junction, in Bray.

The 161-acre site, for sale by Roadstone Holdings (CRH), is situated at Junction 6 M11 between Bray North Junction and Bray South, just four kilometres west of Bray centre and approximately three kilometres east of Enniskerry.

Agents Lisney said that while there is no official guide price, speculation would be that it “could be somewhere in the early €20 millions”.

The lands are accessed directly from the M11 at junction 6 Fassaroe adjacent Berryfield Lane. The eastern side of the lands area laid out in grassland which is a former quarry while the middle and western side of the site is undulating. There are a number of previously used commercial buildings for storage and ancillary offices. While on the southern boundary there is a former farmhouse and out-buildings which is now vacant.

The lands are zoned under the Bray Municipal District Local Area Plan 2018, with the majority of the lands zoned residential (approximately 90 acres) with remaining sections zoned as active open space and /or open space.

This plan is said to be currently under review.

The site sits next to land owned by Cosgrave Property Group, which has a planning application in for 650 new homes. The developer applied directly to An Bord Pleanala, in May 2022, under the strategic housing development (SHD) process for permission to construct 241 houses, 409 apartments, a creche and associated site works at lands at Fassaroe and Monastery, Enniskerry.

The project would also include the construction of a 2.4km link road to connect the N11 to Ballyman Road, a pedestrian/cycle route including a bridge across the N11 to Dargle Road Upper, 15.3ha district park/public open space including a retail unit and three ‘pocket parks’ of 0.43ha.

The proposal also includes the demolition of an existing structure at the site on Berryfield Lane. The apartments would be located within four apartment blocks between four and five storeys and the neighbourhood centre.

Fassaroe is identified as the location of major development in Bray under the plan. The growth of the area, in accordance with regional plan targets is contingent on the delivery of the major residential and community services development at this location, as there are no other suitable lands in the environs of Bray for such large scale development.
