Uppercross Enterprises is selling its former two adjoining industrial/warehouse and office units at Broomhill Business Complex, Tallaght, after moving its plumbing supplies business to larger premises in nearby Belgard Square.

Harvey, the industrial property agent, is offering the units for sale individually or together with asking prices of €1.7m for Unit 1C and €1.5m for Unit 1D.

With a total floor area exceeding 22,700 sqft, they are currently interlinked via an internal opening between the two warehouses. They also come with as many as 48 combined designated spaces.

Situated in an established trading location between Greenhills Road and Belgard Road, Broomhill Business Complex is a gated, managed development that is a short drive from the N81 and Junctions 10 and 11 of the M50 motorway.

Kevin McHugh of Harvey commented: “With only one other similar-sized industrial unit currently advertised for sale in the entire Dublin market, these units are sure to appeal to both owner-occupiers and investors. Their good condition also means that they could be occupied immediately without the need for refurbishment which has become very expensive.”

Unit 1C is a mid-terrace unit comprising 11,833 sqft which includes two-storey offices extending to 1,980 sqft. The warehouse comes with a demountable mezzanine floor comprising a further 6,602 sqft.

Unit 1D is a corner unit comprising 10,891 sqft, including 869 sqft of ground floor offices with mezzanine overhead.
